Often the firm works on ground lease matters for both landlords and tenants. In one particular transaction, a request was made to negotiate a ground lease on behalf of a tenant at a retail center that was under development. This project was made difficult by the fact that the landlord was actively subdividing and financing the property and selling off parcels during the negotiations; further, the development documents were not properly prepared. Mr. Michelsen was able to navigate the changing and complicated circumstances and make sure all development issues were resolved before the lease was finalized. Thereafter, the firm was engaged to prepare the construction agreement for the building; the firm is a member of AIA and use those forms with Addenda for the protection of our clients.
